Types of apartment renovations our company completes

With expert planning, quality craftsmanship, and a streamlined approach to approvals, Awacon makes apartment renovations stress-free, efficient, and built to last no matter what the style or situation your apartment represents

Old apartment renovations
Sydney’s older apartments—especially those built before 1980—often come with cramped layouts, outdated finishes, and poor functionality.

Whether you’re updating an aging kitchen, revamping a tired bathroom, or opening up a confined living space, Awacon specialises in transforming old, impractical apartments into modern, stylish, and highly functional homes with the ability to remove or adjust walls, change the flooring, re-do the tiling or even change the placements of light fittings or tap placements.

Investment property apartment renovations
For investment properties, we create durable, high-impact renovations designed to increase rental value and attract quality tenants.

Low-maintenance materials, smart layouts, and timeless finishes ensure your apartment stays in demand while minimising upkeep costs. Renovating your investment property can give you a competitive edge, especially in saturated areas with lots of apartments like Burwood, Strathfield, Alexandria or Zetland.

General apartment renovations
If your apartment feels outdated, lacks storage, or just doesn’t flow, we design renovations that optimise space, improve usability, and bring a fresh, contemporary look.

From kitchen and bathroom upgrades to balcony transformations, we help you unlock your apartment’s full potential with the ability to change flooring, cabinetry, window furnishings, doors, handles or even taps.

Thanks to Danny and his team for renovating our bathroom and kitchen!

Danny completed the job within the time frame and budget. Knowledgeable, professional with great attention to detail.

Highly recommended!

This is the second renovation Danny has completed for us. This second job has been the renovation of our kitchen.

Danny has completed this beautifully. Nothing is too much trouble for him and his prices are very reasonable.

We built our house many years ago now and we were never completely happy with the tradies.

This is the first time I have felt totally confident and happy with work done on our house.

Exceptional attention to detail, highly recommend.

Danny was a pleasure an extremely professional builder and would highly recommend him

Great renovation work, excellent value.

Our apartment renovation process

No headaches, no surprises—just a smooth renovation process that delivers a beautifully updated apartment, on time and within budget.

Initial consult & site inspection

We start by understanding your vision, budget, and any building restrictions. A site inspection allows us to assess layout possibilities, structural considerations, and access challenges specific to your apartment.

Written quotation & scope of work

Using all the information gathered from the consult and site inspection we build a detailed scope of work which determines the budget required for the project. This is provided to you as a fixed price written quotation.

Design, planning & approvals

Before any work begins, we develop a detailed renovation plan covering layouts, materials, and finishes. If required, we handle strata applications, council approvals, and building management permissions to ensure a smooth start.

Material selection & scheduling

We guide you through choosing high-quality, durable materials suited to apartment living. At this stage, we also finalise timelines and logistics, including lift bookings and waste removal, to minimise disruptions.

Construction & management

Our expert team manages every aspect of the renovation, ensuring trades work efficiently and within strata rules. With a dedicated project manager, you get clear communication and real-time updates throughout the build.

Quality checks & final handover

Once construction is complete, we conduct a thorough quality inspection before handover. We ensure everything is finished to the highest standard, meets compliance requirements, and is move-in ready.

Common questions

The most common items that can be renovated in an apartment include;

Bathrooms
Older apartments often have small, outdated bathrooms with worn tiles, basic fixtures, and poor ventilation. Renovations typically involve replacing tiles, vanities, and fixtures with modern alternatives, improving lighting and airflow, and addressing waterproofing and plumbing issues.

Many owners also opt to reconfigure layouts to create a more spacious, functional design which can be done, but is sometimes limited to where the pipes are in the concrete.

Kitchens
The kitchen is one of the most frequently upgraded areas, especially in units built decades ago where layouts are often inefficient and storage is limited. Renovation work usually includes installing new cabinetry, bench tops, splash backs or appliances, as well as reconfiguring the layout to improve flow and create open-plan spaces where possible.

We can remove a wall between the kitchen and living area to create an open plan living space.

Living and dining areas
A home owner often seeks to create brighter, more open living areas, especially in apartments where natural light is limited or the layout feels enclosed. Common upgrades include installing new flooring, updating lighting, painting, and removing internal walls (subject to structural limitations and approvals) to enhance space and improve movement between rooms.

Laundry Areas
Many Sydney apartments have small or combined laundry spaces that are inefficient or poorly designed. Renovations in this area aim to maximise available space with built-in cabinetry, new plumbing fixtures, and integrated washer-dryer setups. Improving ventilation and layout can also make a substantial difference in usability or combining the laundry & bathroom can create a larger single room that is more functional.

Bedrooms and storage
Built-in wardrobes and improved storage are highly valued in Sydney apartments, where space is often at a premium. Renovation work might involve installing custom wardrobes, updating flooring, adding insulation, or improving lighting and power access.

Electrical and lighting
Older units often have outdated electrical systems, which can pose safety issues and limit functionality. Common upgrades include switchboard replacements, installation of new power points and light fittings, energy-efficient LED lighting, and the inclusion of modern features like USB outlets or smart home integration.

Balconies and outdoor areas
For apartments with outdoor space, residents often invest in making these areas more liveable. This might include upgrading flooring, adding privacy screens or planters, improving drainage, and installing outdoor lighting. In some cases, minor structural work is done to improve the use and safety of these spaces.

General repairs
In many apartment renovations, general updates such as plastering, repainting, skirting board replacements, soundproofing, or window upgrades are included to bring the overall apartment up to a modern standard. These updates not only enhance appearance and comfort but also contribute to energy efficiency and compliance with current building regulations.

In New South Wales (NSW), if you’re planning to renovate an apartment, you’ll often need to get approval from your strata and, in some cases, the local council—depending on what kind of work you’re doing.

Here’s a breakdown to help you understand the process;

Strata Approval: Yes, Almost Always Required
In apartment buildings, you’re part of a strata scheme, which means any renovations that affect the common property or alter the structure or appearance of the unit usually require approval from your strata committee or owners corporation.

There are typically three levels of renovations in a strata property;

1. Cosmetic Work (No Approval Needed)
These are minor updates and don’t require permission, though it’s best to check your building’s by-laws.

Painting internal walls

Replacing carpets or blinds

Installing hand-held shower heads

2. Minor Renovations (Strata Committee Approval Needed)
These typically involve more noticeable changes but don’t impact the building’s structure or waterproofing.

Kitchen remodels

Changing floor coverings to hard surfaces (may need acoustic underlay)

Installing recessed lighting

Renovating a bathroom without altering waterproofing

Approval is usually granted by the strata committee, and you’ll often need to submit a scope of works with contractor details and insurance.

3. Major Renovations (Owners Corporation Approval via Special Resolution)
These involve structural changes or anything that affects waterproofing or services (like plumbing).

Bathroom renovations that include waterproofing

Moving walls

Installing new windows

Changing plumbing or drainage

You’ll need a special resolution passed at a general meeting (at least 75% approval), and you may also be required to enter into a by-law agreement.

Council Approval: Sometimes Required
Council approval isn’t usually needed for internal apartment renovations—unless you’re making structural changes, impacting the external façade, or doing work that requires development consent. Some examples include:

Moving or removing load-bearing walls

Changing use of rooms (e.g., combining two apartments)

Alterations affecting fire safety or energy ratings

If required, you’ll need to submit a Development Application (DA) or Complying Development Certificate (CDC) depending on the scope.
